Deposit and Final Payment Policies


Reservation Guarantee: The Villages

One-Bedroom Villas

  • Payment of one night — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from November to April, final payment is due 24 hours prior to arrival.
  • Payment of one night — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from May to October, final payment is due 14 days prior to arrival. 

Multi-Bedroom Villas

  • Payment for one night— including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from November to April, final payment is due 24 hours prior to arrival.
  • Payment of 50% — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from May to October, final payment is due 30 days prior to arrival.

Reservation Guarantee — The Mansion

Mansion Wing Guestrooms

  • Payment of one night — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from November to April, final payment is due 24 hours prior to arrival.
  • Payment of one night — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from May to October, final payment is due 30 days prior to arrival.

Presidential Bay Villas

  • Payment of one night — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from November to April, final payment is due 24 hours prior to arrival.
  • Payment of 50% — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. For stays from May to October, final payment is due 45 days prior to arrival. 

Non-Refundable Rates

Full payment of the stay — including room/package rate, resort fee, and tax — is required when your reservation is confirmed. No changes or cancellations can be made. The deposit is non-refundable.

Best Rate Guarantee

We ensure that you will always receive the best available rate when you book on www.oceanedge.com or through our reservation office. In the event that you do find a lower rate within 24 hours of booking your reservation, please contact us at stay@oceanedge.com or+1 (800) 343-6074 and provide us with the following information: name, confirmation number, booking rate, the website where you found the lower rate, and the amount of the lower rate. Upon verification, we will match the lower rate, as well as provide you with complimentary bottled water and fruit upon arrival.

The Guarantee does not apply to the following rates:

  • Any site that requires a login and password, foreign independent traveller (FIT), or Flash Sale site.
  • Any site that requires a membership.
  • Any mobile application.
  • Published rates within $1.
  • Packaged rates that include room and food/golf components.
  • Rates that are available on auction web sites or websites that do not disclose the hotel.


Ocean Edge Resort reserves the right to modify or cancel the Guarantee at any time without notice. When a claim covers multiple nights, rates will be compared for each separate night. Comparisons must be for the same dates, same room type, and same guest count.

Cancellation and Modification Policies

The Villages
One-Bedroom Villas

  • May 1 to Oct. 31: Reservations cancelled/modified fifteen or more days (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $25 commitment fee and applicable taxes. Reservations cancelled/modified fourteen or fewer days prior to arrival will be charged 100 percent of the full stay, including room/package rate, resort fees, and tax.
  • Nov. 1 to Apr. 30: Reservations cancelled/modified 24 hours or more (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $25 commitment fee and applicable taxes. Reservations cancelled/modified within less than 24 hours prior to arrival will be charged 100 percent of the full stay, including room/package rate, resort fees, and tax.

Multi-Bedroom Villas

  • May 1 to Oct. 31: Reservations cancelled/modified 31 or more days (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $50 per-bedroom commitment fee and applicable taxes. Reservations cancelled/modified 30 or fewer days prior to arrival date will be charged 100 percent of the full stay, including room/package rate, resort fees, and tax.
  • Nov. 1 to Apr. 30: Reservations cancelled/modified 24 hours or more (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $25 per-bedroom commitment fee and applicable taxes. Reservations cancelled/modified less than 24 hours prior to arrival will be charged 100 percent of the full stay, including room/package rate, resort fees, and tax.

The Mansion
Mansion Wing Guestrooms

  • May 1 to Oct. 31: Reservations cancelled/modified 31 or more days (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $25 commitment fee and applicable taxes. Reservations cancelled/modified 30 or fewer days prior to arrival will be charged 100 percent of the full stay, including room/package rate, resort fees, and tax.
  • Nov. 1 to Apr. 30: Reservations cancelled/modified 24 hours or more (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $25 commitment fee and applicable taxes. Reservations cancelled/modified after 4:00 p.m. / less than 24 hours prior to arrival will be charged 100% of the full stay, including room/package rate, resort fees, and tax.

Presidential Bay Villas

  • May 1 to Oct. 31: Reservations cancelled/modified 46 or more days (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $25 per-bedroom commitment fee and applicable taxes. Reservations cancelled/modified 45 or fewer days prior to arrival will be charged 100 percent of the full stay, including room/package rate, resort fees, and tax.
  • Nov 1. to Apr. 30: Reservations cancelled/modified 24 hours or more (before 4:00 p.m.) prior to arrival are entitled to a refund of the deposit, less a $25 per-bedroom commitment fee and applicable taxes. Reservations cancelled/modified after 4:00 p.m./ less than 24 hours or fewer prior to arrival will be charged 100 percent of the full stay, including room/package rate, resort fees, and tax.

Bay Pines Beach and Beach Bar Access Policy

Access to Bay Pines Beach and the Beach Bar is restricted to guests staying in The Mansion’s guestrooms, Presidential Bay Collection villas, and Ocean Edge Club members. Guests staying in multi-bedroom Endicott or Edinborough villas at The Villages have access to Bay Pines Beach. Guests staying in Arbor or Britterige villas do not have access to Bay Pines Beach. However, we do offer our Villages guests an opportunity to purchase a beach pass at check-in, providing access to six Brewster beaches and two Brewster ponds. There are no exceptions to this policy.

Pet Reservations

Ocean Edge offers select pet-friendly accommodations at The Villages. Availability is limited. Reservations can be made by calling the Resort directly at (508) 896-9000 or emailing stay@oceanedge.com. Please review our Pet Policy prior to booking.

Real Estate Agencies and Private Rentals

At Ocean Edge, you are considered a Resort Guest only if you made a reservation through the Ocean Edge Resort and Golf Club reservation system. As a Resort Guest, you are entitled to full and unlimited use of our seasonal complimentary resort shuttle; two indoor and four outdoor pools; fitness facilities; complimentary kids’ activities; and daily housekeeping. Only Ocean Edge Club Members and Resort Guests that booked through our reservation system have access to our private Nicklaus Design golf course; tennis complexes; Ocean EdgeVenture kids program; on-property bike rentals; and fitness classes, including spinning, yoga on the beach, and golf and tennis lessons and programs. Be advised: If you rent accommodations through a real estate agency or a private owner, you will have no resort privileges or access to the above-mentioned facilities. Certain exceptions may be made for Ocean Edge homeowners who are also Ocean Edge Club Members.
